The main entrance to NCTC on Delphine Avenue is less than ½ mile fromI–64 exit 96. The secondary entrance on Oak Street is two miles from I–64 exit 94.

NCTC will feature on-site amenities such as a walking trail, access to the South River for fishing and boating and more. The site is located within two miles of a regional retail center, which includes national retailers Target, Bed Bath & Beyond, and Kohl’s, plus regional and local retail stores and restaurants. Within three miles are additional national retailers such as Walmart, Lowes, and Home Depot, as well as restaurants and 503 hotel rooms. Downtown Waynesboro is also located within three miles and features additional local eateries, the historic Wayne Theatre, Shenandoah Valley Art Center, the proposed Virginia Museum of Natural History campus, greenway walking trail, and urban trout fishing. Three microbreweries and the state’s first full-service kombucha tasting room are within minutes of downtown. Outdoor recreation abounds at the city’s six parks as well as the nearby Blue Ridge Parkway, Skyline Drive, and Appalachian Trail.
NCTC is located in a Virginia Enterprise Zone and new Federal Opportunity Zone.
- Enterprise Zone-qualified projects can apply for a Real Property Investment Grant and/or a Job Creation Grant. The Real Property Investment Grant can be up to $200,000 for new construction more than $5m, and the Job Creation Grant provides a cash grant up to $800 per job per year for five years. Wage and benefit minimums are required.
- The entire NCTC is located in the recently designated Opportunity Zone allowing for investment credits. Complete regulations are currently being revised.
- Additional state and local incentives may be available based on your project parameters.
We have designed the site to enable maximum usability for a variety of potential investors. To provide a sense for the full development potential of Nature’s Crossing Technology Center, we’ve prepared six Development Potential Scenarios. Each scenario will allow for approximately 1.4m SF of space, two or three rail sidings, and plenty of recreational space, including a foot path and river access.
